Initial Visit
A member of staff will
visit, at your convenience, to measure your loft space and discuss concepts
and design. He will give you a firm quote
We endeavour to ensure that this visit is concluded within 30 minutes. After
we depart your premises, we will not hassle you, you decide if our quote is
acceptable and contact us if you wish to proceed.
When the work has been commissioned, details of your loft are passed to our
in house designers, Ministry of Design UK Limited, who will draw up designs
for your loft. These designs are then converted into final plans and
specifications by a qualified structural engineer.
Getting Ready
We will obtain your planning permission. Simple loft conversions may
not need full planning permission and can be carried out under what is know
as a “builders notice”. A builders notice, if suitable takes approximately
48 hours to obtain. Plans for a standard terraced house can be completed in
as little as 4 weeks. However, for more complicated conversions the planning
process normally takes about 6 to 8 weeks, but varies slightly according to
each local authority. We advise you on which planning route we will need to
follow for your particular conversion as part of our free no obligation
quotation.
Work Commences
Once all necessary local authority permissions have been obtained, we
will visit your premises to erect scaffolding.
Before detailing the building process we would like to take this opportunity
to inform you that all of the work undertaken by our company is fully
compliant to all relevant building regulations. We also undertake a “Fire
Engineering” process throughout the build to ensure that all fire
regulations are met.
Constructing the shell
If yours is a Mansard or Double Mansard conversion steel girders
are inserted at ridge level. This is done to re-support the roof
slope(s) and take the weight of the new flat roof. All support
requirements are calculated before installation to ensure correct
level of support is provided.
Velux loft conversions would have windows inserted at this point.
If you are having a Mansard conversion Velux windows may be
installed on the non-Mansard side of the roof at this time.
All of the windows we fit are manufactured to British Standards.
Velux windows have a unique maintenance free aluminium cladding and
are coated with a water-based colour less varnish to ensure a
watertight finish.
We now fit a self-supporting suspended floor above the existing
ceiling rafters. Steel girders are fitted along the entire length of the
loft and the new floor is mounted on them. This type of floor construction
means there is no “ceiling bounce” in the rooms below. Not only is there no
bounce but the fire barrier incorporated into the floor gives the additional
benefit of sound proofing.
The building inspector returns now for his second visit to check the
construction work and fire blanket installation before the final floor
covering is put in to place.
The framework for Mansard, Double Mansard or Dorma conversions are now
built. The new framework is protected from the weather throughout the
building process. Once it is completed the new roof is re-tiled.
Building the Internals
It is now time for the inside of your new loft to start to take shape.
As we understand it is difficult to imagine what your new loft conversion
will feel like from the paper designs, before we put up any partition walls,
we invite you to join us for a design meeting. This is an opportunity for
you to re-assess and make changes to the original plans even re‑positioning
internal walls.
As its not always easy to decide exactly where you would like your
electrical fitments in the early stages of design, you able to discuss and
adjust your requirements with the electrician throughout the build process.
Once a final decision has been reached on the layout of the new
loft the framework for all internal walls and doorways is built.
Electricity, lighting and plumbing are installed. All of the walls
and the ceiling are insulated.
The building inspector returns for his third visit before the
plasterboard is fixed. He now checks to ensure that the insulation
is to the required U value and complies to the current thermal heat
loss regulations.
We now plaster board and give a plaster finish to the walls.
Items such as new bathroom suites, fitted wardrobes etc are now
installed. Woodwork details are completed, skirting boards fitted
and doors hung.
Finishing Your Loft
Your new loft is now completed and ready for decoration. However we
are not yet finished. At this point we will have to enter your home whilst
a new loft access is created and staircase built. All effort is made to
minimise the impact on your daily routine, all of the working areas are
sheeted and we seal all doors to prevent dust spread. We aim to leave you
home as we found it.
Once the new staircase has been built your new loft conversion is complete.
At this stage, if required, we can recommend painters and decorators who
work to the same high standards as Patrick Loft conversion Ltd.
Additional Features
As building work progresses many of our clients decide to add
additional features not included in the original quotation. We are happy to
give prices for these as individual items as and when they are requested.
Certification and Guarantees
To ensure your satisfaction, we ask you to complete customer survey
forms at staged intervals during construction.
On completion, the building inspector makes his fourth and final visit to
check that the work complies with all relevant fire and building
regulations. When the inspector is satisfied a Completion Certificate is
issued. This certificate should be kept with the property deeds to enable a
full valuation should you decide to sell your house in the future.

key issues such as headroom and the type of staircase needed for access.
In some cases, local planning regulations will dictate the type of
conversion allowed. Where such approvals are not needed, a choice of dormers
will be allowed if required (depending upon sufficient headroom) or a Velux
only conversion may be suitable. Whichever loft type is decided upon,
Skyline will make sure that maximum floor space is created.
Sometimes the new staircase may be able to go in a choice of locations, and
there can also be options for the position of the new fire door; either at
the top of the new stairs or maybe at the bottom, leaving the new loft space
'open plan' style.

The minimum required headroom for loft/attic conversions is 2.2 metres from
the top of the ceiling joist to the underside of the ridge (apex/highest
point)
